The Visit Between Tenancies

A changeover is the one moment the property is empty, accessible, and already having work done. It is the sensible time to deal with the garage door, and it takes under an hour.

What We Do

Clear the opener memory. Every remote ever paired to that opener still works. You have no record of how many existed during the last tenancy, who was given one, or whether one was lost. We wipe the lot and pair only the devices you are handing to the new tenant.

Reset the keypad code. Held separately from the remote memory, so a wipe does not touch it. Almost always forgotten.

Test both safety systems. Photo eye height and alignment, a beam-break reversal test, and a contact reversal on a two by four laid flat. Both must work.

Write it down. What was tested, the result, the date. This is the part landlords tell us they valued only after something was questioned.

Condition check. Spring cycle estimate, cable condition, rollers, hinges, track, and the bottom seal. Anything approaching end of life gets flagged with a rough timescale so you can budget rather than react.

Why the Documentation Matters

Photo eyes and contact reversal are required equipment on residential openers, and they fail silently. A sensor knocked out of alignment by a bicycle looks exactly like a working one.

If a door ever fails to reverse and causes harm, the questions that follow are about what was checked and when. A dated record of testing is a meaningfully different position from a recollection that it seemed fine.

The Preventive Argument

Springs are consumable and fail on cycle count, not by chance. If a spring is nearing the end of its life we would rather replace it during an empty-property visit than have you take an out of hours call from a tenant whose car is trapped.

Parts cost the same either way. Everything else about those two events is different.
