Taking the Middle Out of It

The usual pattern on a rental repair is slow for structural reasons. The tenant tells the landlord, the landlord relays a partial description to a contractor, the contractor asks a question the landlord cannot answer, and everyone waits.

We would rather deal with the tenant directly, with you copied.

How It Works

You tell us the property and authorise us to contact the tenant. We arrange access with them, attend, diagnose, and either fix it there or tell you what it needs and what it costs before proceeding.

You get a report: what was wrong, what was done, what it cost, and anything else we noticed while we were there.

You can set a threshold, so anything under an agreed figure we simply do, and anything above comes back to you first. Most owners find that removes almost all of the back and forth.

Diagnosing From a Tenant Description

Tenants are not being unhelpful when they say the garage is broken. They have no history with the door and no reason to know the vocabulary.

We ask for a photo of the door as it sits and a photo of the two sensors near the floor, plus three questions: does it move at all, is it level or leaning, and does the motor make any noise.

That is usually enough to know whether we are bringing springs, cables, a gear kit or a sensor, which is the difference between one visit and two.

The Common Ones

Door lifts a few inches and stops. Broken spring. Same day where possible, because the tenant’s car is usually behind it.

Reverses immediately after closing. Photo eyes, and often something as simple as a bin in the beam. Sometimes solved on the phone at no cost.

Motor runs, door does not move. Stripped drive gear.

Lifts crooked and jams. Cable off the drum. We tell the tenant to stop using it immediately, because continuing turns a cable job into a section replacement.

Out of Hours

A door stuck open leaves the property insecure, and that is worth prioritising. A door stuck closed with a car inside is urgent to the tenant and usually to you.

We will tell you plainly what we can do and when, rather than agreeing to a slot we cannot keep.
